住宅ローンのペアローンとは

住宅ローンを考えたとき
ご夫婦共働きであれば、収入合算とペアローンを考えてみましょう。最近は、どちらか一方が住宅ローンを組むのではなく、ご夫婦が協力をしてローン返済をしていくことが有力な選択肢になりました。一人で借りるよりも借入額が多くなります。予算が上がることにより購入する住宅の選択肢が広がります。

住宅ローンペアローンで予算が上がります。

購入物件の予算が上がります。
購入物件が5,000万円とすると、住宅ローンを借りるには700万円の収入がないと借りられません。

お二人で借りた場合、収入合算もしくはペアローンを利用すると
夫の年収400万円妻の年収300万円で
5,000万円の住宅ローン借り入れができます。

収入合算とは

ご夫婦の収入を合算して金融機関の審査を受けることです。一人の収入で借りるより返済比率が高くなりますので借入可能額を増やすことができます。合算できるからといって借入額を上限いっぱいまで借りるのはやめておきましょう。今は共働きで二人とも収入があっても、将来出産育児などで妻の収入がなくなった時のことも考えておきましょう。収入合算の場合契約は一つになります。

収入合算は、連帯保証と連帯債務の2つのタイプがあります。

連帯保証とは

夫婦のどちらかが借りた住宅ローンを、もう一方が保証するということです。連帯保証人は債務者が何らかの理由で住宅ローンの返済ができなくなった場合に、その返済を肩代わりしなければなりません。

ここで注意することは、連帯保証人は債務者ではないので住宅ローン控除を受けることも団信に加入することもできません。

連帯保証の場合は、主たる債務者が単独名義で住宅を購入します。夫が主たる債務者、妻が連帯保証人になる場合、住宅の所有権は100%夫のものとなり、名義も夫のもの返済も夫が100%していきます。

連帯債務とは

夫婦のどちらかが借りた住宅ローンを、もう一方が連帯債務者になるという形です。夫婦ともに債務者になるために、金融機関に対してローンの返済義務を負います。

夫婦二人とも債務者になるために、名義はお二人のものとなります。住宅の持ち分割合に応じて住宅ローン控除を受けることができます。

[フラット35]で収入合算する場合は夫婦の連帯債務となるが、民間金融機関の住宅ローンで連帯債務を選べるのは一部の金融機関だけです。

団信

団信については、主たる債務者のみが加入できます。
したがって連帯保証人が死亡しても保険金はおりません。主たる債務者は、返済を続けなければなりません。

連帯債務の夫婦どちらも保険の対象となる「夫婦連生型」と呼ばれる団信に加入できるケースがあります。

その場合はどちらか一方が死亡した場合、保険金でローンの残額が返済されます。この夫婦連生型の団信は[フラット35]を借りるとき利用できます。一部民間金融機関でも利用できるところがあります。

連帯債務では、住宅を夫婦共有のものとして購入します。連帯債務で住宅を購入した場合、共有持ち分割合が夫60%、妻40%となる場合には、夫が主たる債務者で妻が連帯債務者になります。

住宅ローンペアローン

共働きのご夫婦の場合、同一の金融機関からそれぞれ借り入れを起こすことができます。これが住宅ローンペアローンです。申し込みの際はご夫婦ともに住宅ローン審査対象になります。勤務先・収入・勤続年数・個人情報に登録されている個人情報などが照会されます。一人で借りるよりも合計の借入可能額が増やせます。ただしローン契約（金銭消費貸借契約）はご夫婦それぞれの契約になりますので、契約は2本になります。手数料、保証料、印紙代などがそれぞれにかかります。

夫の住宅ローンに対しては妻が、妻の住宅ローンに対しては夫が連帯保証人になります。

返済義務は二人で負うために、どちらかの返済が滞った場合には、連帯保証人として滞った返済の義務を負うことになります。

ペアローンの場合、団信は夫婦それぞれが加入することができます。返済中にどちらかが死亡した場合に、死亡した人の借りていたローンが保険で完済されますがもう一方が借りているローンはそのまま残ります。

住宅ローン控除

収入合算の場合は、夫だけが住宅ローン控除が受けられます。

ペアローンの場合は、それぞれが住宅ローン残高に応じた控除が受けられます。

住宅ローン控除は最大13年間、年末の住宅ローン残高の0.7%が控除されます。

控除は最高で3,000万円になりますので、それ以上の借入の場合はお二人で借りたほうがお得ですね。

夫の単独名義かご夫婦共有名義か

収入合算の場合は、夫単独名義になります。ペアローンの場合は、借り入れた金額の割合で共有名義になります。お二人の名前で、マイホーム購入の場合はペアローンになります。

共有名義の場合は、持ち分に注意をしてください。
夫が3,000万円借入
妻が2,000万円借入の場合は
夫の持ち分は3/5
妻の持ち分は2/5

どちらかがこれ以上多くなりますと、贈与税の対象になりますから気をつけてください。

住宅ローン共有

住宅ローンペアローンのメリット

住宅ローンペアローンの最も大きなメリットは、夫の収入分の借り入れと、妻の収入分も借りられますので、収入合算よりも住宅ローン借入金額が多くなります。収入合算の場合は、妻の収入全部が対象にはなりません。

ペアローンの場合住宅ローン契約は2本になります。夫婦別々のローンになりますので夫のローンを全期間固定で、妻のローンは金利の低い変動金利で組んで、繰り上げ返済で短期に終わらせるということもできます。

夫と妻の両方で住宅ローン控除が受けられるのもメリットのひとつです。最大で13年間、支払ったローン残高に応じて納めた税金が戻ってきます。

ペアローンでは団体信用生命保険（団信）にそれぞれ加入することができます。

フラット35に夫婦の連帯債務で申し込んだ場合は、デュエット（夫婦連生団信）という夫婦2人で加入できる団信に入ることができます。

繰り上げ返済するときには、妻の方の繰り上げ返済をして妻の方の残高を減らしておきましょう。

もし妻が働けなくなったときの備えをしておきましょう。

住宅ローンペアローンのデメリット

ペアローンは夫婦それぞれ団信に加入できますが、万が一どちらか死亡した時は、死亡した人のローン残高はゼロになりますが、もう一方のローン返済は残ります。

ペアローンでない場合は、夫1人の債務で団信に加入していれば夫が死亡した場合、保険金でローン残債が充当されて、それ以後の住宅ローン支払いはなくなります。

ペアローンの場合は、夫が死亡した場合団信が適用されても、妻の分の債務は残り、妻は自分の分の住宅ローン払い続けなければなりません。

ペアローンは、夫婦でそれぞれローンを組むために、諸経費がそれぞれにかかります。手数料、登記費用、司法書士報酬、保証料、印紙代などが二人分になります。

借入額が多くなることにより返済額も増えて返済リスクが多くなる。妻が仕事をやめたとき、妻の分の住宅ローン控除が受けられなくなります。仕事を辞めても返済は続きます。

住宅ローンペアローンまとめ

ご夫婦共働きであれば、ご夫婦で借りてご夫婦で返済してゆくペアローンも検討してみてください。
住宅ローン借入額は夫の方を多くしてください。夫に万が一のことが有った場合、夫の借入額は弁済されますが妻の借入分は残ります。

ご夫婦それぞれ住宅ローン控除が受けられます。お二人の名義にすることができます。返済リスクはありますが、借入額は多くなります。
