マイホームを購入するときには、たくさんの諸経費がかかります。マイホームを購入するときには不動産仲介手数料を支払わなければなりません。マイホームを探すときには、仲介業者に依頼します。

売買代金
200万円以下の部分 5%＋消費税
200万円超400万円以下 4%＋消費税
400万円を超える部分 3%＋消費税
4,000万円のマイホームを購入したときの仲介手数料は
200万円×5%＋消費税 = 108,000円
200万円を超え400万円
200万円×4% ＋消費税=86,400円
400万円を超える部分
3,600万円×3%＋消費税=1,166,400円
108,000円＋86,400円＋1,166,400円＝1,360,800円
4,000 万円の物件を購入した場合の仲介手数料の上限は1,360,800円になります。
仲介手数料の速算法は
売買価額×3%＋6万円＋消費税
購入物件4,000万円
1 4,000万円×3%=1,200,000円
2 120万円＋6万円＝1,260,000円
3 126万円×消費税＝1,368,000円
3,500万円の物件購入 1,198,800円
4,000万円の物件購入 1,360,800円
4,500万円の物件購入 1,522,800円
5,000万円の物件購入 1,684,800円
5,500万円の物件購入 1,846,800円
6,000万円の物件購入 2,008,800円
仲介手数料の簡易計算は
物件価額×3%+6万円に消費税をたしたものになります。全額ローンでと考えている人にとっては、この仲介手数料がネックになります。

どんなに物件を案内してもらっても、いろいろの資料などもらっても、時間をかけて物件探しをしてもらっても、売買契約が成立しなければ手数料を支払う必要はありません。仲介手数料は「成功報酬」になります。
仲介手数料はいつ支払うのでしょうか。
一般的には、契約時に50%決済時に50%支払われます。場合によっては、住宅ローンが実行され資金が手元に来てから、決済時に100%支払う場合もあります。
